This email gives general information about equity release. Equity release means a lifetime mortgage or a home reversion plan, and you can only take one out after receiving advice from a firm that is authorised and regulated by the Financial Conduct Authority.

When we say initial advice is free and with no obligation, that initial advice is given by one of our adviser partners, who are authorised and regulated by the Financial Conduct Authority. We introduce you to advisers. Any regulated advice is provided by that adviser firm, and they will tell you about any fees that apply before you decide whether to go ahead.

If you ask to speak to an adviser, we will pass the details you give us to an advice firm that is authorised and regulated by the Financial Conduct Authority and a member of the Equity Release Council. Every adviser we work with is checked on the Financial Conduct Authority Register before we work with them. You pay us nothing at any point and we never handle your money. We are paid a fee by the advice firm, which may be a fixed monthly fee, a fee per enquiry, or a commission on completion depending on the arrangement in place at the time.

We do not favour any lender or product and we are not paid more for one than another. The choice of product is entirely yours.

Eligibility depends on you being a UK resident aged 55 or over, your property and your circumstances. All lending decisions are made by the lender.

Equity release will reduce the value of your estate and may affect your entitlement to means tested benefits. Interest is added to the loan and compounds over time.
